Ollerton’s future takes shape as planning permission is submitted
Posted on: Friday, December 5, 2025Newark and Sherwood District Council and Ollerton & Boughton Town Council have taken a major step forward in the transformation of Ollerton town centre with the submission of a formal planning application for its ambitious regeneration project.
Following extensive public consultation and the successful award of funding from the UK Government’s Local Regeneration Fund (a consolidation of existing local growth capital funds including Levelling Up Fund, Town Deals, and the Pathfinder Pilot), the District Council is now progressing plans to revitalise the heart of Ollerton. The regeneration will deliver a vibrant, modern town centre designed to meet the needs of residents, visitors, and businesses alike.
The proposed development includes:
- A new north-south pedestrian boulevard connecting Forest Road and Rufford Avenue
- A welcoming three-screen cinema
- A public sector hub offering integrated services
- A stylish café and modern retail and office spaces
- A central open space with seating, designed for events and markets
- New homes on Sherwood Drive, following the demolition of the existing town hall
Councillor Claire Penny, Portfolio Holder for Sustainable Economic Development, said: “This is a landmark moment for Ollerton! The submission of planning permission marks the beginning of a new chapter for the town, one that reflects the aspirations of our community and the feedback we've received throughout our consultations. We're excited to see this vision come to life. This regeneration project is not just about physical transformation - it’s about creating a town centre that truly serves the people who live and work here. From improved public services and leisure facilities to new homes and business opportunities, every element of the plan has been shaped with our residents in mind. We’re committed to delivering a space that celebrates Ollerton’s heritage while embracing its future, and I’m proud to be part of the team driving this change forward.”
The regeneration plans have been shaped by three rounds of public engagement, with residents expressing strong support for improvements that celebrate Ollerton’s heritage while creating a more accessible and attractive town centre. Features such as brick detailing and dedicated community spaces have been incorporated into the final designs.
On behalf of Ollerton & Boughton Town Council, Karen Wakefield, Town Clerk said: "We are proud to see the regeneration of Ollerton Town Centre progressing to the next stage with the submission of planning permission. This project represents a once-in-a-generation opportunity to reshape the heart of our community, creating a town centre that is vibrant, accessible, and reflective of local heritage. We’ve worked closely with Newark and Sherwood District Council to ensure the plans align with the aspirations of our residents, and we look forward to seeing the transformation take shape."
It is hoped the application will be considered by the Planning Committee in early 2026 with construction expected to begin later in the summer, with completion targeted for 2028.
Councillor Lee Brazier, Mayor of Ollerton and Portfolio Holder for Housing at Newark and Sherwood District Council, said: "I’m absolutely thrilled to see planning permission submitted for the regeneration of Ollerton Town Centre. This is a hugely exciting moment for our community. The plans promise to bring new life, energy, and opportunity to the heart of our town, and I know residents will be just as excited as I am to see this transformation begin. From new homes and public services to leisure spaces and a cinema, this project will make a real difference to people’s lives. I’m proud to be part of this journey and can’t wait to see it come to life.”
